One of the listing agent’s most important duties is to handle offers from buyer’s agents. Real estate contracts are complex legal documents. Buyer’s agents draft terms that favour the buyer over the seller and there may be more than one offer. That’s where the listing agent comes in. It takes a great deal of knowledge and expertise to proofread and prioritize multiple offers. There are literally 100’s of 1,000’s of dollars on the line and it’s not just about price and dates. The terms and subject conditions must be reasonable and well worded, too. Is the title search addressed adequately? If not, the buyer may terminate the contract at any time prior to closing. How about the other subjects – are the dates and wording appropriate? If not, the seller’s home may be tied up too long, or the contract may be unenforceable.
